These Terms of Service ("Terms") govern your use of RentRoll, the property management software available at rentroll.app, provided by RentRoll (the "Service"). By signing up or using the Service, you agree to these Terms.
You must be at least 18 years old and capable of entering into a binding contract. You are responsible for keeping your password and any teammate access credentials secure. You agree to use accurate information when creating your account.
RentRoll is offered on a monthly subscription at $29 per workspace per month. New workspaces include a 14-day free trial. Payment is processed by Stripe. Your subscription renews monthly until you cancel.
Refunds: Once a charge is made, that charge is non-refundable. To avoid being charged for the next billing cycle, you must cancel your subscription before the renewal date via Company Profile → Billing → Manage subscription. After you cancel, you will retain access until the end of the billing period you have already paid for, and no further charges will be made.
Failed payments: If a payment fails, Stripe will retry up to 3 times over 14 days. If all retries fail, your workspace becomes read-only. Your data is retained for 30 days, then deleted unless you reactivate.
You own everything you put into RentRoll. We claim no rights to your workspace data and won't use it to train anything or share it with third parties for marketing. You can export it at any time from Company Profile → Export Data, and you can delete the entire workspace from Company Profile → Delete Workspace.

We may suspend or terminate accounts that violate these rules.
Workspace Owners can invite Managers, Viewers, and Vendors. The Owner is responsible for ensuring invited members have permission to access the workspace data (e.g., a Manager bound by an employment or NDA). Removing a member terminates their access within minutes.
When you send invoices, reports, or statements to your tenants via RentRoll, those emails are sent from a RentRoll-controlled address (e.g., no-reply@mg.rentroll.app). Each email includes an unsubscribe link as required by CAN-SPAM. If a tenant unsubscribes, we will block further emails to that address from any workspace.
We aim for high availability but do not guarantee any specific uptime. We may modify, suspend, or discontinue features at any time. If we make a material change that adversely affects you, we'll provide reasonable advance notice (typically 30 days).
From time to time we may label features "beta" or "preview." Those features may be unstable, may produce incorrect results, and may be removed without notice. Use them at your own risk.
RentRoll is provided "as is" and "as available." We disclaim all warranties (express, implied, statutory) including merchantability, fitness for a particular purpose, and non-infringement, to the maximum extent permitted by law.
RentRoll performs financial calculations (rent, additional rent, CAM, percentage rent, prior balances, year-end reconciliation). We make every reasonable effort to ensure they are correct, but you are responsible for verifying the results before relying on them for billing, lease enforcement, or tax filings. You should reconcile RentRoll's output with your own accounting records before issuing legally binding statements.
To the maximum extent permitted by law, RentRoll's total cumulative liability arising from or related to the Service will not exceed the amount you paid us in the 12 months prior to the event giving rise to the claim. We will not be liable for indirect, incidental, consequential, special, or punitive damages, including lost profits, even if advised of the possibility.
You agree to indemnify and hold RentRoll harmless from claims arising out of (a) your misuse of the Service, (b) your violation of these Terms, or (c) your handling of tenant data or any other third-party personal information you enter into the Service.
You may cancel anytime via Company Profile → Billing. We may terminate your account if you materially breach these Terms; we'll typically email you first to give you a chance to fix the issue. On termination, your workspace data is retained for 30 days for reactivation/export, then permanently deleted.
These Terms are governed by the laws of the State of Nebraska, without regard to conflict-of-law rules. Any dispute will be brought exclusively in the state or federal courts located in Douglas County, Nebraska, and you consent to that jurisdiction.
We may update these Terms from time to time. If we make a material change, we'll email the workspace Owner at least 30 days before it takes effect. Continued use of the Service after the change constitutes acceptance.
